Warranty work: Repair leak on kitchen sink drain caused by RO being deleted without replacing drain/capping off where RO tied into drain.

Notes: Upon arrival, I found RO saddle drain has been leaking since RO was initially deleted and water damage to cabinet/floor is apparent. Floor is beginning to come up in some spots and water is trapped under floor and is slowly seeping up through floor at times. We cleaned up as much of the water as possible with shop vac, but water is still trapped under floor. I noticed disposal flange was leaking as well, but it was an extremely slow leak and was not causing damage as water was evaporating before dripping down. Drain and disposal were replaced to repair leaks. All work was tested for leaks.

Replace all the drain lines underneath the home as well as replace the sewer yard line from the home to the septic tank due to main sewer line currently being backed up from a major root intrusion in the yard as well as the condition of the cast iron pipe underneath the home that serves the bathroom downstairs. Includes tying in all fixtures that are currently being ran on the grey water drain line.

This will include tying onto existing abs piping that serves the bathroom upstairs and running all new drain lines for everything on the first floor of the home including a new mainline. All these new drain lines will be ran in schedule 40 pvc pipe and will be strapped to prevent settling or back fall in the future

Once the drains have been completed underneath the home we will excavate with an excavator and run a ditch from the edge of the home out to the rock wall in the back yard to be able to install the new sewer yard line. We will then continue our trench outside the rock wall and

Replace toilet in bathroom per customer request.

New toilet is a kohler toilet supplied by Holloway plumbing.

Also includes the replacement of the anglestop serving this toilet.

Also includes running sewer machine through kitchen sink drain line. We were not able to clear the stoppage at this time due to incorrect fittings and age and condition of existing drain line. Options were provided for further work with drain lines.

Notes: I performed inspection and went over all issues found with client. Water to half bathroom faucet was left off at valves due to leak in the wall on drain. Water heater was fully drained down and flushed. Estimate will be sent when we get material cost/availability on trim extension for guest bathroom shower valve.

Customer stated back footing of toilet has been broken for a long time. Toilet was lose Tighten bolts on toilet Locked on pop up.

Run cable from under sink. Camera line HYDROJET KITCHEN DRAIN

For this job we made a loop and installed a whole house filter in the well house. We installed a new kitchen faucet and removed the RO system from under the kitchen sink. This work carries a two year parts and labor warranty.

Replace 40 gallon propane water heater in the closet of the laundry room due to the old one leaking from the tank. Did code upgrades on greases on the water heater. This work has a 2 year parts labor warranty.

Provide estimates for drain issues on the home.

Root intrusions were found and options were provided for long term solutions.

Remove old pop up on lavatory with new 1 1/4 p trap. Angle stops and supply lines are froze up

Run cable from where drain line daylights back toward home.

Rebuild kholer toilet in lower house. Replace flip stop in lower house. Rebuild toilet in upper house.

Snake master bathroom toilet to attempt to clear stoppage

Notes: I successfully cleared stoppage with closet auger. I performed volume tests with toilet paper to ensure toilet was completely cleared. I also performed brief inspection of master bathroom and found several issues, including 4 active leaks: both lavatory drain assemblies are leaking, supply line on one lavatory faucet was leaking, and toilet is leaking from tank to bowl and fills intermittently. found all 4 of the emergency shut off valves serving the lavatory faucets are seized. I also found free standing hose bibb was left open. I closed hose bibb but found it still has slow drip. In addition, I noticed plastic to metal transition for hose bibb was not done properly and is highly likely to fail in the future. Client was given estimates to resolve these issues but elected not to proceed at this time.

Repair leak on 2” pvc water yard line - additional charge due to line bleeding down for 45 minutes after arrival

Notes: Arrived at location and found 2” pvc water yard line near storage tank was broken. Line was already dug up but line was bleeding down water from somewhere. After opening several hose bibbs at house and opening 2” shut off valve, I was able to get water to finally stop. I made repair with swing joint and tested work for leaks. Ranch manager stated he will back fill on Monday. No further issues at this time.

Run sewer machine to clear stoppage in mainline Cleanout on back patio.

This line had back fall in multiple areas and options will be provided to provide a more long term solution to this issue.

Also includes re setting toilet in master bathroom where customer removed toilet to attempt to clear stoppage as well as replacing flange in master bathroom due to existing flange being set very high.

Work performed will have a 2 year labor warranty.

Install electric flood stop valve. Install water heater pan. Install 50 gallon electric water heater. Remove old galvanized pipe going to abandoned solar. Install new water flexes to water heater and fill heater. Install electric disconnect

Perform one hour of slab leak detection to determine what leaking line is feeding

Reroute leaking water line in slab - New line will be run overhead in storage area and will be strapped and insulated as per state plumbing code - Several access holes will be cut in walls and cabinets, Holloway is not responsible for repair of any access we make

Notes: Client already had wall open behind washing machine. We found leaking line in slab was at manifold behind washing machine. We traced line out and found it feeds cold to kitchen faucet. We rerouted new overhead to feed kitchen faucet. All work was tested for leaks. No further issues at this time.
